Reading an amortisation schedule
The schedule shows, for each month: opening balance, interest portion, principal portion, and closing balance. Look at month 1 vs the final month to see how the mix shifts from 'almost all interest' to 'almost all principal'.
Negotiating tips
- A 0.25% rate reduction on a €300k / 25-year mortgage saves ~€13k in total interest.
- Shorter terms mean higher monthly payments but far less total interest.
- Check whether early repayment incurs a penalty fee before aggressive prepayment.
Frequently Asked Questions
How is EMI calculated?
EMI = P × r × (1+r)^n / ((1+r)^n − 1), where P is principal, r is monthly rate (annual/12), n is total months. Produces equal monthly payments that cover both interest and principal.
Why is early payment mostly interest?
With equal payments, each month's interest is calculated on the remaining balance. Early on, balance is high, so most of the payment covers interest. Principal repayment accelerates as the balance drops.
Does paying extra help?
Hugely. Extra principal payments early in the loan eliminate future interest on that amount. A €10k extra payment in year 1 of a 25-year mortgage can save €15k+ in interest.
Fixed vs variable rate — which does this calculate?
Fixed-rate EMI. For variable-rate loans, the EMI recalculates each time the rate changes; you'd need to re-run the calculator at each reset period.
